ARCU 4400 City Organization and Planning (Urban Studies)-- a study of Enterprise of the City including Urban Economics, Urban Design, Real Estate Development and the Sustainability of the City. Considers the neo-urbanist view that the design of the city, at the micro and macro levels, can be both environmentally and economically sustainable. Focuses on understanding the economic, technological, environmental and political forces that are creating the built form of the city from the end of 19th Century to the beginning of the 21st Century and beyond. Micro analysis includes application of Highest and Best Use Principal to development of individual land use parcels. (History/Theory Elective Course for Architects. Other disciplines welcome.) Online Mortgage Calculator (For Canadian Mortgages)

Canadian Mortgage Tables

I posted some mortgage factor* tables on my web site for your use (just click on the link above). You can use them to calculate weekly, bi-weekly, semi monthly or monthly Canadian mortgages.

Note that Canadian and US mortgages are calculated slightly differently; Canadian mortgages are compounded semi annually and not in advance. When you use Microsoft's Excel application to calculate mortgages you have to specify '0' for Canadian mortgages and '1' for US mortgages.

Here is an example:

Let's say you have a $100,000 Canadian mortgage and you have decided to pay monthly installments of principal and interest. Assume your bank loans you the money with an interest rate of 7.5% and an amortization period of 20 years. Then your mortgage factor (see p. 4) is 7.986021 which means you are paying $7.986021 per $1,000 of loan amount per month or $798.60 of principal and interest on this mortgage every month.

Now if you were to pay twice a month instead (semi monthly), your mortgage factor would be 3.986886; that is, you would make payments twice a month of $398.69 each.

(*You may occasionally see the mortgage factor referred to as a 'capital recovery factor', an older term. The Mortgage Factor tables are reproduced from my copy of the Ontario Real Estate College's Encycolpedia, a very useful reference book for Real Estate professionals.)
